If you buy a property listed by any Realtor, a new home listed by any Realtor, or any home offering a commission to the buyer’s agent, Wray Realty will give you part of the commission we earn. This is better than FREE. You get someone to represent your best interest, assist you in the home buying process, and you get money back.

HOW MUCH WILL YOU GET BACK?
This is based on the home contract purchase price.

• $50,000 - $149,999        $250 Cash Back
• $150,000 - $249,999      $500 Cash Back
• $250,000 - $499,999      $750 Cash Back
• $500,000 and up           $1500 Cash Back

MORE WAYS TO GET CASH BACK:

1) If you Sell and Buy with Us, we will DOUBLE the amount above when you close on your new home.

2) If you are active or inactive Military, Pastor, Teacher, Fireman, Police, EMT, or a Nurse then we give you 1% Cash Back on the purchase Price of your new home.

To qualify the following conditions must be met:

·         You must be the principle in the transaction, meaning you must be the person whose name is on the sales contract and the deed.

·         You must enter into an exclusive buyers agency contract with Wray Realty. This will protect you, the buyer, by guaranteeing to you in writing of our intention to give you the cash back rebate. It also states that no rebate will be paid if you do not purchase a property through Wray Realty.

·         You must register Wray Realty as your buyers agent from the beginning of the process and inform listing agents representing sellers that you are working exclusively with a buyers agent

·         The rebate must be disclosed on the HUD1 statement or to your Mortgage Company before closing.

·         There must be a closing. In order for you to receive the Cash Back then the Closing must take place!! No Cash Back will be given for closings that fall through.

How the Process Works:

If you would like to use Wray Realty to help you get cash back when you buy a home, simply get pre-approved with a credit check by any lender and sign an Exclusive Buyers Agency Agreement with Wray Realty.   You must sign below and provide a copy of this to your Mortgage Lender, so the Cash Back is Disclosed in writing.

Wray Realty will take it from there. We will search the MLS based on the criteria you give us (or you could search the internet, ex: Realtor.com). We will present properties to you, and we will take you to see the properties you select. When you’re ready, we will assist you in every phase of the purchase process.
