Why do most Real Estate Companies Charge 5/6/7% to list my home?
Once we understand how the commission thing works, then it will be easier to understand why most companies try to charge you more.
You see, a 6% is actually broken down like this (in the Raleigh NC area Market): 3.6% to the listing agent (Seller) and 2.4% to the Buyers Agent. So the listing agent only gets 3.6% of the 6.0%, as the other 2.4% is paid to the buyers agent for bringing a valid buyer to the table.
Well once the sellers agent company get there 3.6% they have to pay the actual agent you worked with. Most companies do one of two things, they either take a 50/50 commission split leaving the agent with on 1.3% of the actual sells price + Desk Fees, + Phone Fees + Copy Fees + Franchise Royalty Fees. After this agent pays all they have to, then they take home around 1.0% of the actual commission on the home. The second way is they let the agent 80-90% of the commission, but then charge them a HUGE monthly fee..some times as much as $2000 per month just to hang their license with this company. So realistically after the agent pays all the fees and the commission split, they realistically take home about 1% of the price of the home.
What we have done, is cut away the Fat. We have reduced our over head expenses by being smart and looking at what work in selling a home and cutting out the frivalous expenses. We have removed the Big Company Executive you never see, ans hence removed all of their expenses. Instead of being greedy and still charging 6%, we decided to save our clients THOUSANDS OF DOLLARS on Commissions and just charge 1% over the typically negotiated 2.4% buyers agent rate. This is where we come up with the 3.4% Total Commissons Full Service Program. The 4.0% Program was recently birhted out of an Idea I had of doing somehting that noone else I know does. Offering pre-home listing inspection services. Becasue we have to put our own money up for this service and have to put in more time and effort, then have raised the rate to a fair amount of just 4.0%. This is still cheaper than 95% of the companies in the nation and you get an added bonus.
We charge 3.4% simply becasue I do not like over charging for a service. I want to get a fair amount of pay for the amount of work I am doing. This is my philisophy to the tee!!
